Remortgage
There could be a number of reasons why a remortgage may be required, for example many people re-mortgage their property, not only to get a better rate from a lender, but also to make use of equity that has built up in their property to use for other purposes.
We have online computer links with the Land Registry and The National Land Information Service, which enables us to request and obtain any title information and searches far more quickly and efficiently. Where the lender allows it, we will use search insurance which often reduces the length of the transaction and can be less expensive than undertaking full Local Authority and other searches.
Our Residential Property team handles a variety of different refinancing packages. These include remortgaging to fund a second home or a buy to let property, general remortgaging and further advances for property improvements or maintenance, and equity release schemes.
We have good relationships with Independent Financial Advisors and other professionals involved with property, which helps us to give our clients a comprehensive service.
A remortgage may also lead to the need to transfer the title of the property.
We generally also advise you to consider making a will at this point. If you have existing wills in place, a remortgage may necessitate the need to review your existing will.
