Since the formation of the new Government, a number of legislative changes have been announced that will directly impact property law, and that will be of interest to a wide variety of organisations – whether with a focus on education, commerce, charity or faith – as well as individuals.
Below is a summary of the changes we are expecting.
Leasehold and Commonhold Reform Bill
This will implement parts of the Leasehold and Freehold Reform Act 2024, including matters relating to leasehold enfranchisement and ground rents. For a better understanding of what the Leasehold and Freehold Reform Act could mean for you, take a look at this article.
Planning and Infrastructure Bill
In an effort to speed up the house building process, changes to the planning system are expected in this Bill. Also included will be changes to the rules regarding the compensation that is payable to landowners in the case of compulsory purchase.
Renters’ Rights Bill
This Bill is expected to include the removal of landlords’ ability to use section 21 of the Housing Act 1988. Section 21 can currently be used by landlords, when the fixed term of a residential tenancy has expired, to bring the tenancy to an end on 2 months’ notice. It will also amend the grounds for possession that landlords are able to use.
Terrorism (Protection of Premises) Bill
Also known as Martyn’s Law, this will require venues to fulfil certain steps in order to improve readiness for, and increase protection against, possible terror attacks.
